Towards 40% of our new homes are built for people who have previously built or whose family or friends have built with us before.
Initial Discussion >>
Without obligation your Primesite building Professional will discuss with you your needs, aspirations and ideas, and will give you frank advice on the best way to move your project forward. It may even be that we advise you to buy an existing home if we feel that building is not the best option to meet your needs.

Your Primesite Professional will also outline for you what homework you will need to do to start the design process, i.e. measuring the room sizes in your existing home and making lists of the key things you are looking for.
Scheme Plans/ Free Budget Appraisal >>
If you wish to proceed further with Primesite we are able to offer a free budget appraisal service. Here we take an in depth design brief to enable an accurate pre-design budget to be produced.

If the client is happy with the budget we then commence scheme designs based upon the design brief and approved budget. There will be an agreed modest fee charged for the scheme drawings which is credited against the contract sum should the project proceed. Your Primesite Professional will give you details of this.

We also have an extensive library of design concepts, which will assist in the process of formatting a design that meets your exact requirements.
Fixed Price and Specifications >>
When your scheme drawings are completed and any final investigations required for your particular site are finalised Primesite will give you a fixed price and specification. The fixed price will not alter during construction unless you authorise in writing changes to the contract.
It is important for you to remember that at this stage in the process you are
under no obligation to proceed with building.
Contracts/Guarantees >>
Once you are happy with the scheme drawings and pricing, contracts are prepared for checking by your lawyer or other suitably qualified independent advisor. When these contracts are ready for signing that is when you are making a commitment to proceed with building.

You will also be given at this point your 7 year Master Build Guarantee document. This guarantee covers your new home for completion, workmanship and materials for the period of the guarantee. It is important that you realise that only a Registered Master Builder can offer a guarantee that is underwritten by Master Build Services Ltd a subsidiary of the Master Builders Federation. Within the insurance policies there are conditions that need to be met by all the contracting parties. Please make sure you are aware of your conditions and abide by the terms of the guarantee document.
Working Drawings & Consents >>
After the contracts are finalised construction or working drawings are prepared. This is your opportunity to have one last good look at the drawings and do any fine-tuning. Building consents are also lodged with the relevant local body.

Expect the working drawings and consent phase to take approximately 7 - 10 weeks depending on the size and complexity of your new home.
Pre-Construction Decisions >>
So that your project can be planned and run smoothly Primesite will guide you through the process of choosing the fittings and fixtures for your new home prior to commencing on site. If required we can offer you the services of a colour consultant who will add that touch of class.

Making the decisions early in the project frees up your time to watch and enjoy the building process without being constantly pestered for one off decisions.
During Construction >>
You are welcome on site at any time. Our friendly on site staff will take time to discuss the process and make you feel at ease. Remember that building sites can be dangerous so we ask that you respect the health and safety requirements.

Our teams of trades-people have been built up over many years and have been selected for their consistent quality and reliability. Our supervisors are in constant contact with the on site teams ensuring that every detail is completed to Primesite's exacting standards.
